Planning-Zoning Board Application 

  1. Use this standard application if you are building a fence, adding a shed, replacing a porch or any number of construction projects on your property. If you are unsure as to whether or not you should be filing an application for approval, please contact the Planning and Zoning Board Secretary.
  2. Use this same standard application if you are in the Historic District and in need a Certificate of Approval to make a change/update to your property.
  3. All applications require an application fee and an escrow fee. The amount required depends upon the type of request. Please contact the Planning and Zoning Board Secretary for fee amounts.
  4. Variances: A variance application is used to request to deviate from current zoning requirements, such as an exception to setback requirements for a structure. For example, if the ordinances require that a shed be x’ feet from the property line, and you have a narrow property with septic, and need to place the shed closer to the property line than the ordinance allows, you would need to request a “hardship” variance. If you need to request a variance, regardless of type, you will also use both the standard application and in addition, you will need a variance application (we use the County form). There is a separate application fee and escrow fee for the variance.

NOTE: The application requires the printing of 12 copies of the application, site plan, etc. You MAY opt to submit digital copy of these items in lieu of printed copies if you would like.

PLEASE NOTE that applicants often choose to have an attorney handle their presentation. However, individuals sometimes choose to handle less complex applications on their own. The Planning and Zoning Board will endeavor to assist where possible with guidance as to procedure, but that neither the Planning and Zoning Board nor its solicitor offer legal advice to applicants. Applicants should note that ultimately navigating the process is the the responsibility of the applicant.
